When dealing with a sale, a conveyancing solicitor ensures the buyer pays the agreed price and takes on all your responsibilities. This involves checking the title, preparing draft contracts and sale information for the buyer, and checking the mortgage money (or finance for a cash buyer) is in place before exchange of contracts.

 

After exchange of contracts, the solicitor drafts the transfer and raises requisitions on title, final searches and, after completion, registration of title.

We’ll work closely with you and your buyer’s solicitor to negotiate the best possible moving date for you.  We have a wealth of experience dealing with all types of residential property from houses (both new and not-so-new) to leasehold flats, apartments and maisonettes. Get ahead of the game with our Sale Plus Pack

Instruct us as soon as you place your property on the market and we will prepare the sale pack with a contract drafted, copy documents proving you own the property and details of any restrictions and obligations on the property, as well as sending you a Property Information Form and Fittings and Contents form to fill out.

 

These will then be ready to go out immediately once you have a buyer for your property, meaning that a lot of the work is already underway before you accept an offer.
