Why do you need an expert in new build conveyancing?
Buying a new build is much more complicated than buying other property types. The conveyancing process is different, and various complexities must be considered.
Buying ‘off plan’ is especially nuanced as the contracts are exchanged before the property is even built. This makes it necessary to check the paperwork carefully to see what is included in the contract, warranties, planning permission and lease (if it’s leasehold).
Typically, there are very tight timescales involved. As the buyer, you usually have to exchange contracts within four weeks of paying the reservation fee. Once the property is complete, you are served with a Notice to Complete and normally have ten days to pay the balance.
Issues can also arise in relation to the developer. The build may be delayed beyond the anticipated completion date, or fail to comply with planning regulations and NHBC standards.

- Advise you about the long-stop completion date, which is the date you can get your deposit back if the sale has not been completed
- Advise you about a snagging provision, which is written into the contract and forces the developer to rectify any issues identified with the property after completion
